DESCRIPTION:

We are seeking a Maintenance Technician who will be able to upkeep the maintenance standards or our portfolio. Under the direction of Property Management, Maintenance Technician is responsible for work in general maintenance and upkeep of buildings, grounds, and equipment for approximately 1MM SF in the greater Phoenix area for multiple retail shopping centers. This position will be responsible for inspecting and maintaining minor electrical, plumbing, mechanical, and related systems, as well as flooring, doors, lighting and other construction based elements of the facilities. In addition, this position, will help oversee and inspect work performed by third party vendors for repairs that fall outside the scope of work that can be reasonably performed by this position such as roof replacements, capital projects, tenant improvements, etc. The Maintenance Technician will perform assigned tasks and routine maintenance duties such as painting, plumbing, organizing equipment and supplies, mechanical repairs, parking asphalt, cement repair and masonry, roofing and welding if necessary.

RESPONSIBILITIES:

Plan, prioritize, and participate in the work of the facility maintenance (painting, plumbing, organizing equipment and supplies, mechanical repairs, parking asphalt, cement repair, masonry, roof inspection and welding. Notify Property Management of larger tasks that would require a third party.

Upkeep of buildings, grounds and equipment.

Light supervision, inspection and review of third party vendors called upon for specialized contracts, or work that is too large for this position to complete.

Establish routine schedules of visitation of all properties (every week) and methods for providing facility maintenance services; identify resource needs; review needs with Property Manager; allocate resources accordingly.

Meet with Property Management Team weekly.

Communication and follow up with tenants, vendors and management.

Make recommendations for changes and improvements to existing standards, policies, and procedures; participate in the implementation of approved policies and procedures; monitor work activities to ensure compliance with established policies and procedures.

Monitor and control supplies and equipment; order supplies and tools as necessary; assist in preparing documents for equipment procurement; assist in the preparations of specifications for contract services.

Assist the Property Manager in the development and organization of preventative maintenance and safety inspection programs for all facilities and equipment.

Visit tenant spaces to help Property Management identify source of any issues and suggested action plan to resolve.

MANAGEMENT EXPECTATIONS:

Maintain and enhance the value of assets under management through preventative maintenance, ongoing maintenance of the portfolio and oversight of repairs and improvements of the property.

Exercise of strong supervisory skills in the management of contractors and property vendors.

A go-to for insight and feedback on repairs and maintenance for the portfolio

POSITION REQUIREMENTS:

Possession of an appropriate, valid driver's license.
4+ years of similar experience in commercial (retail, industrial, office) real estate property maintenance with a minimum of 2 years in retail property management, preferred.
Primary functions require sufficient physical ability and mobility to walk, stand, and sit for prolonged periods of time; to frequently stoop, bend, kneel, crouch, crawl, climb, reach, twist, grasp, and make repetitive hand movement in the performance of daily duties; to climb unusual heights on ladders; to lift, carry, push, and/or pull moderate to heavy amounts of weight; to operate assigned equipment and vehicles; and to verbally communicate to exchange information.
