Purpose of Position
This individual is a core part of the Asset Management Department and is relied on to closely monitor, maintain, and enhance the financial performance of each asset. Specifically, the Senior Asset Manager is expected to perform tasks in all aspects of asset management, including acquisitions and dispositions, property leasing, operations, and construction management oversight, implementation of value-add initiatives, performance analysis, and strategy. An ideal candidate will achieve results through effective management of others, creating efficiency within the department, implementing systems and procedures, will be proactive and will take initiative in our fast-paced, ever-changing environment.
Requirements
Acquisition/On-Boarding/Disposition – Serve a key role in the acquisition and disposition process, including establishing strategy, market analysis, underwriting, due diligence, onboarding, and execution. Tasks include, but are not limited to:
- Analyze OM, RFPs, BOVs
- Study and analyze market and sub-market dynamics, risk-adjusted returns
- Create a short-term and long-term strategy/business plan for the asset
- Implement leasing, budgeting, capital improvements, and other
- Review and make recommendations regarding debt
- Abstract and understand leases, CC&Rs, and all documents controlling the property
- Manage property-level relationships with tenants, vendors, and all other stakeholders
- Lead the onboarding or disposition process
Leasing – Manage the leasing team and spearhead all leasing/marketing efforts, including the execution of logistics related to each asset. Tasks include, but are not limited to:
- Establish and align expectations with the leasing team and internal goals/KPIs
- Evaluate and monitor the performance of the leasing team on an ongoing basis
- Draft, review, and negotiate LOIs and leases, renewals, lease amendments, commission agreements with tenant rep brokers, and other documents up to 5,000 SF
- Screen and qualify potential tenants through background checks, financial data review, and tenant interviews
- Prepare a financial analysis on lease proposals to present to the executive team
- Proactively manage tenant expirations, occupancy, and merchandising on each asset
- Have an in-depth knowledge of the market and competing properties
Property Operations – Oversee all aspects related to the operation and performance of each asset. Tasks include, but are not limited to:
- Collaborate with internal and external legal on all asset-related issues
- Collaborate with property management to ensure alignment with budget, strategy, and relationships
- Build relationships with tenants, vendors, and other property owners
- Create and execute annual operating budgets, in conjunction with the executive team and property manager(s)
- Perform regular property site visits to ensure proper maintenance and leaseability of assets
- Initiate appeals on property taxes
- Be a key decision maker regarding credit issues and defaults within the portfolio
Lender Compliance – Ensure compliance with all loan covenants is maintained at each property. Tasks include, but are not limited to:
- Coordinate strategy on property refinancing, loan extensions, and loan restructuring
- Understand loan structure and lender requirements
- Manage critical dates and deliverables
Accounting/Financials – Maintain an understanding of each property’s financial condition and performance, and proactively identify capital needs or deviations from the business plan. Tasks include, but are not limited to:
- Review monthly financials
- Review and understand any variances on the monthly financials
- Track and review capital expenditures, CIP, and tenant ledgers
- Provide a narrative on the Proforma variance
Construction Management – Oversee all construction efforts in the portfolio (internal and external) and ensure proper setup, execution, and timely completion with minimal liability to each tenant and/or property. Tasks include, but are not limited to:
- Coordinate with construction on tenant build-outs and tenant openings
- Support any entitlement processes
- Work with local municipalities to build relationships
- Familiarize yourself with local laws and future plans impacting the property

- Coordinate with accounting and property management on tenant build-outs and tenant openings
- Manage landlord work, including Tenant TI, Build-to-Suits, Capital Improvements, Parcel Splits, etc. ,is completed on schedule and within budget

- Highly proficient in real estate finance with the capacity to learn, with the ability to perform ad hoc financial analysis and calculate NOI, IRR, and ROE.
- Ability to assist in document preparation.
- Highly proficient in Microsoft Excel. Argus Valuation and MRI experience is a plus.
Vital Work Experience Qualifications
- Bachelor’s degree required; preferred concentration in business or finance.
- 3+ years of experience in commercial real estate (retail, industrial, office) with a minimum of a minimum 2 years in commercial real estate asset management.
- Ability to travel 25% of the month across U.S. markets.
- Industrial real estate experience preferred.
- Fully Remote • Preferably located in Denver, Colorado; Phoenix, Arizona; Southern California; or Texas.
Working Conditions
Environment
The primary working environment is an Indoor Office Setting utilizing a computer workstation and general office equipment. The position will sit at their workstation for a significant portion of the workday. Some positions may require travel to asset locations, and these sites will vary in nature. Employees are required to comply with all applicable safety provisions as posted on-site or as briefed by management. This includes the use of any required PPE specific to said location.
Physical Requirements
The physical demands of the position are consistent with those of administrative or clerical work in an office setting, involving extended periods of sitting at a desk, using a computer for typing and data entry, and managing paperwork. It requires fine motor skills for operating a keyboard and mouse, as well as handling and organizing documentation, which may involve lifting, bending, and reaching. Employees also need to walk around the office for tasks such as delivering documents or attending meetings, and maintain good visual attention for prolonged periods, whether reading or engaging with screens.
