Purpose of Position
Reporting directly to the Principal & Co-Founder, the EVP of Asset Management is the senior executive responsible for the strategic vision, financial performance, and overall stewardship of CIRE Equity’s commercial real estate portfolio. As a key member of the executive leadership team, this individual sets the strategic direction of the asset management function, builds and develops a high-performing team, and ensures a tight connection between FP&A, investment underwriting, and on-the-ground property operations. The EVP is expected to drive value through the team’s execution of asset-level business plans, overseeing all aspects of the asset lifecycle, including post-acquisition transition, leasing, property management, construction management, value-add initiatives, performance analysis, and disposition. The ideal candidate is a proven executive leader who achieves results through effective leadership and management of others, sound judgment and who takes initiative in our fast-paced, ever-changing environment.
Requirements
Portfolio Strategy & Performance
- Hold the team accountable for performance and execution of business plans for each asset.
- Monitor and improve against performance benchmarks (NOI, IRR, occupancy, rent growth).
- Evaluate portfolio-level risks and opportunities and recommend adjustments.
- Ensure execution against the approved investment strategy and hold/sell decisions.
- Monitor financial performance of each property (P&L, cash flow, variance to budget).
Team Leadership & Property Operations Oversight
- Set the strategic vision and direction for asset management, property management, and construction management.
- Build, mentor, and develop the asset management team, including hiring, performance management, and succession planning.
- Provide strategic direction, accountability, and leadership to property management and construction management leaders, ensuring consistent execution, cross-functional alignment, and achievement of portfolio performance goals
- Serve as a member of the firm’s executive leadership team, contributing to enterprise-wide strategy and capital planning.
- Bridge FP&A and investment underwriting with on-the-ground property operations, ensuring underwritten assumptions translate into executed business plans.
- Integrator and final decision maker of processes and systems for portfolio operation departments.
- Conduct periodic site visits and asset reviews.
Acquisition, Disposition & Underwriting
- Train and assist the property operations teams to support the Investments team with market analysis, underwriting, due diligence, and risk assessment.
- Lead asset onboarding and stabilization planning post-close.
- Work closely with the Investments team to execute disposition strategy, including timing and positioning.
Leasing Strategy & Revenue Optimization
- Oversee and direct leasing strategy and execution across the portfolio.
- Ensure the Asset Management team builds and manages effective broker relationships, driving leasing outcomes, market insight, and execution of asset business plans
- Identify below-market opportunities and proactively drive rent growth.
- Approve major lease deals and concessions.
- Develop and manage high-profile tenant relationships
Construction & Capital Projects
- Oversee capital improvement plans and value-add initiatives.
- Monitor project execution for budget adherence, timeline, and ROI alignment.
- Minimize risk and ensure projects enhance asset value.
Investor & Portfolio Reporting
- Prepare and present quarterly asset and portfolio performance reports as needed.
- Communicate business plan progress, risks/opportunities, and strategic recommendations.
- Support Investor Relations in responding to investor inquiries.
Compliance & Risk Management
- Work with legal to ensure compliance with loan covenants and legal agreements (leases, JVAs, loan docs).
- Proactively manage credit issues, tenant defaults, and operational risks.
- Maintain strong documentation and audit readiness.
Value Creation & Strategic Initiatives
- Identify and execute value-add opportunities, including repositioning, lease-up strategies, and expense optimization.
- Drive portfolio-level initiatives to enhance returns.
- Apply market insights and trends to improve asset performance.

- Fluency with real estate financial statements, including profit and loss statements, balance sheets, and cash flow statements.
- Proficient in real estate finance with the ability to perform ad hoc financial analysis and calculate NOI, IRR, and ROE.
- Ability to analyze and structure prospective leases, calculate lease yields and returns, and perform pro forma comparisons.
Work Experience Qualifications
- Bachelor’s degree or equivalent combination of coursework, certifications, and/or experience. Preferred concentration in business or finance.
- 10+ years of experience in commercial (retail, industrial, office) real estate.
- 7+ years in commercial asset management, including direct people-management experience.
- Advanced proficiency with Microsoft Excel.
- Financial analysis experience preferred.
- Argus Valuation and MRI experience is a plus.
- Ability to travel 25% of the month to multiple states.
Working Conditions
Environment
The primary working environment is an Indoor Office Setting utilizing a computer workstation and general office equipment. The position will sit at their workstation for a significant portion of the workday. Some positions may require travel to asset locations, and these sites will vary in nature. Employees are required to comply with all applicable safety provisions as posted on-site or as briefed by management. This includes the use of any required PPE specific to said location.
Physical Requirements
The physical demands of the position are consistent with those of administrative or clerical work in an office setting, involving extended periods of sitting at a desk, using a computer for typing and data entry, and managing paperwork. It requires fine motor skills for operating a keyboard and mouse, as well as handling and organizing documentation, which may involve lifting, bending, and reaching. Employees also need to walk around the office for tasks such as delivering documents or attending meetings, and maintain good visual attention for prolonged periods, whether reading or engaging with screens.
